Bridgehampton — The Hamptons, East End

Smart Home & Home Theater in Bridgehampton, NY

Bridgehampton's open farmland, estate roads south of the highway and steady stream of new construction make it a place where technology can be planned right from the first drawing.

Farmland, estate roads and new construction

Bridgehampton is a hamlet within the Town of Southampton, set between Water Mill and Sagaponack. It is defined by open space: working farm fields, horse properties and long views toward the ocean dunes. South of Montauk Highway, estate roads lead toward the beach with large shingle and contemporary homes, some close enough to feel the ocean air. North of the highway, homes sit on former farm parcels, wooded lots and quieter roads toward Sag Harbor.

A great deal of the housing here is relatively recent construction, built or substantially rebuilt to modern standards. That makes Bridgehampton an ideal place to design technology properly from the start, rather than fitting it around finished walls. It also means many homes share common challenges: big open plans, tall glass, pools and pool houses set apart from the main residence, and use that peaks in summer.

02

Planning a new build from the drawings

The best results come when technology is coordinated during design development, not after framing. At that stage we can define the equipment room and its cooling, conduit paths between the house, pool house and garage, recessed pockets for motorized shades, speaker and keypad locations, television walls with proper blocking and power, and network drops for every access point and camera. Those decisions are inexpensive on paper and difficult to change once drywall is up.

We work alongside the architect, interior designer, builder and electrician, providing drawings that show what goes where and why. Our Crestron automation and Lutron HomeWorks designs are integrated with the electrical plan so lighting loads, keypads and panels are coordinated rather than added later.

Construction schedules on the East End often compress in the months before Memorial Day. When technology rough-in is scheduled alongside the other trades, there is time for trim, programming and a careful walkthrough before the family moves in, instead of a rush during the first week of summer.

03

Open fields, wind and exterior equipment

Open farmland offers beautiful views and little shelter. Wind moves freely across the fields, and properties south of the highway can receive salt-tinged air from the ocean, especially closer to the dunes. Exterior speakers, cameras and lighting on these lots should be selected and mounted for the conditions, with corrosion-resistant hardware where ocean air reaches and sturdy mounting where wind is the main factor.

For Bridgehampton pool terraces and lawns, outdoor audio can use landscape speakers set into plantings, distributing coverage at moderate volume to help reduce sound spill toward neighboring fields. Placement and listening levels still matter. Subwoofers specifically rated for partial burial can reduce visual impact when installed with the drainage and clearances specified by their manufacturer.

04

Covering big open plans and outdoor rooms

Modern open-plan homes are easy to imagine covering with a few wireless access points, but tall ceilings, large glass and steel framing complicate coverage. Our home network and WiFi approach is to plan access point locations room by room, wire every one back to a central rack, and extend coverage to terraces, pool areas and courts with weather-rated equipment.

Pool houses, garages and guest cottages are connected by fiber or network cable in conduit so they share one managed system. Separate networks for guests, staff, cameras and controls keep things orderly when the house is full for a summer weekend.

05

Light, glass and entertaining

Bridgehampton homes often have expansive windows to take in the fields and the late afternoon light. Motorized shades on schedules manage glare and heat, protect furnishings, and provide privacy after dark. Lighting scenes that warm gradually through the evening complement that soft East End light, and tunable Ketra fixtures can make a meaningful difference in rooms with art or carefully chosen finishes.

For entertainment, a dedicated home theater in a lower level or a flexible media room serves rainy days and evenings, while whole-home audio brings music to the kitchen, terraces and pool.

Equestrian properties around Bridgehampton add another layer. Barns, riding rings and paddocks benefit from cameras placed for the views barn staff actually need, intercom between the stable and the house, and network equipment housed in a protected room away from dust and moisture. Cable to these buildings runs in conduit, ideally trenched at the same time as other site work, so it is protected from wear and burrowing animals. We plan this with the owner and site contractor so the barn becomes part of the same managed system as the house.

06

Seasonal operation and remote oversight

Many Bridgehampton homes are second homes, busy in summer and quieter the rest of the year. Opening the house each spring is a good time to update firmware, test outdoor equipment and confirm internet service, and closing in the fall is when we help set an appropriate away mode for heating, shading and security. With authorized remote access, our Deer Park team can monitor system health between visits and resolve many issues without a trip east.

Owners can use their Crestron interface to view security cameras and access, adjust climate before arriving and receive alerts from leak and temperature sensors, so the home is never truly out of reach.

07

Town review and project coordination

As a hamlet in the Town of Southampton, Bridgehampton properties fall under town processes, and some areas may carry additional considerations such as historic districts or proximity to the coast. Requirements depend on the specific property and scope, so we do not assume what applies and never promise approvals. We supply drawings and specifications for exterior equipment, including cameras, gate stations, landscape lighting and exterior speakers, to the architect, builder or expediter managing applications, and schedule exterior installation accordingly. Private associations are coordinated through the owner.

As a Crestron and Lutron dealer and programmer, we design, program and support every system ourselves, and leave each home with documentation that makes future service straightforward.

Questions

Bridgehampton Questions

During design development, so equipment rooms, conduit, shade pockets, speaker locations and network drops are coordinated with the architect and electrician before framing.

Not usually. Wind across open fields is often the bigger factor there. Properties closer to the ocean may benefit from corrosion-resistant equipment, and we assess each site.

Distributed landscape speakers provide even sound at moderate volume, which keeps music pleasant at the pool without carrying across the property line.

Yes. We offer seasonal opening and closing visits and, with your authorization, remote monitoring of system health between visits.

Your architect, builder or expediter typically leads applications. We provide documentation for exterior equipment and do not promise approvals.
